Reading the table

What these figures are, and are not

Every number above comes from a national cost guide, and each row names its guide. MyJobQuote's pages carry dates between September and October 2026, and HomeBuilding's new-roof guide is dated September 2025. They describe typical UK jobs, which means a Taunton roof with a steep pitch, a tight lane or a chimney on a party wall can land outside the range in either direction.

The guides do not say whether their headline numbers include VAT, so treat each as a rough marker and check the VAT position whenever a firm gives you a total. The standard rate is 20 per cent (GOV.UK).

Why are there ranges and not single prices?

Because roofs differ. A ridge with ten metres of failed bedding is a different job from one with two loose caps. The spread between the low and high end of each range is the guide's way of saying that the covering, the height of the building and the condition found on the day all move the total.

Repairs

Slipped tiles, ridges, valleys and verges

For small jobs, MyJobQuote puts a general roof repair at around £650 (October 2026). Replacing five tiles averages around £215 on the same site, with 10 to 20 tiles at £200 to £275. Ridge tiles close the join along the crest of a pitched roof, and replacing them runs £225 to £550. A dry verge system fixes the gable-end edge with clips and a trim instead of mortar, at £500 to £2,000 and an average near £1,000. A valley is the angled gutter formed by two slopes meeting, and replacing a whole one averages around £540.

Which jobs are repairs and which are re-roofs?

It depends on whether the fault is local and the timber beneath it is sound. A handful of slipped slates on a roof with years left is a repair job. Tiles slipping across a whole slope because the battens, which are the timber strips every slate or tile is hung on, have rotted is a different story, and patching would only postpone the larger bill. The survey tells the two apart, and we say which one you have.

Whole roofs

Why new-roof figures disagree so widely

Two guides, two answers. MyJobQuote averages a new roof at around £5,250 (October 2026). HomeBuilding, writing about a three-bedroom semi with 65 m² of plain concrete tiles, gives £10,000 to £15,000, including labour, scaffolding and insulation (September 2025). Neither is wrong. They describe different houses and different scopes, so the sensible reading is to look at which one resembles your roof.

A full re-tile of 80 m² runs from £3,000 to £8,000 on MyJobQuote's replacing-tiles page. A new slate roof comes in around £7,800 on its slate roof page. Slate asks more up front since the stone and the hand-fixing take longer, and any lifespan quoted for a covering is a typical range, with nothing promised.

What moves a Taunton re-roof up or down?

Roof area and pitch come first, then how many valleys, dormers and chimneys break up the slopes. Next is whatever the old covering is hiding in the way of tired battens and rafters, and finally the new covering you pick. Listed homes and those in a conservation area may add a consent step before work can start; our page on conservation areas in Taunton explains which route applies.

Flat roofs

Flat roofs, EPDM and felt

MyJobQuote gives £1,500 to £6,000 for a flat roof replacement, averaging £2,400. Less, in its October 2026 guide, puts a 15 m² garage roof at £1,200 to £2,500. EPDM is a single-sheet rubber membrane laid across the deck, and MyJobQuote quotes it at around £60 per square metre, with an average installed rubber roof around £1,050. A felt roof averages around £1,500, and the same 15 m² garage in SBS felt, a modified bitumen sheet, is £1,200 to £1,800.

Does a garage roof cost less than a house extension roof?

Often the area is smaller, which helps, but the deck condition matters as much as size. MyJobQuote's garage roof range is £750 to £3,500, averaging £1,500. A rotten deck, a new fascia or upstands that have to be rebuilt can pull a small garage into the top of the range. Our flat roofing page goes through the materials and the falls they need.

Around the roof

Chimneys, gutters, windows and conservatories

Chimney repointing runs £450 to £1,200 (MyJobQuote, October 2026), with a full set of leadwork around the stack at £350 to £920 depending on scaffold (Sep 2026) (Sep 2026). Gutters average £1,000 to £1,600 for a whole house. A mid-range roof window of the Velux type averages £1,100, and a straightforward swap comes about £100 below that. A conservatory roof replacement runs £3,200 to £6,000 on MyJobQuote and £2,300 to £6,000 according to The Eco Experts.

Why does scaffold make such a difference to a chimney job?

A chimney stack stands at the ridge, the highest point, so reaching it safely often needs a tower or full scaffold. That is why the leadwork guide shows a wide spread. A small patch with a ladder-reachable stack sits near £150 to £250, while a full re-lead with proper access costs far more. Our chimney repairs page says more on what gets checked.

Access

Scaffold, licences and VAT

For a three-bedroom semi, HomeBuilding puts scaffolding at approximately £1,000 including permits, and MyJobQuote gives £550 to £750 for one week's hire across a front elevation. Where a scaffold blocks the highway, section 169 of the Highways Act 1980 requires the highway authority's licence. Somerset Council's page makes the appointed contractor responsible for applying, with a fee of £124.60 for each 28-day period (April 2026) and at least 10 working days' notice requested.

Work on an existing home attracts the standard 20 per cent VAT rate. HMRC's domestic reverse charge is a rule for CIS-registered trade businesses billing each other, so a homeowner is not caught by it. Asbestos-cement roofing is a separate matter: MyJobQuote shows removal at around £2,750 and an asbestos survey typically £325, and the waste is carried away on a consignment note, never in a skip.

Everything else

What sets the price of everything else

Some prices only make sense for your own roof: a roofer's daily rate, flaunching on its own, commercial roofing priced per square metre and spray foam removal. For those, the price follows the access, the area, the covering and what the survey finds. A day rate also hides how many hours a particular job takes, so asking for a total is more useful than asking for a rate. Our roofer day rate page explains why.

How do you check that a quote is fair?

Ask whether it includes VAT and scaffolding, what covering and fixings it assumes and what the survey found. Citizens Advice suggests collecting written quotes from at least 3 traders. They compare fairly only when every firm has been given the same job details. Our roofing quote checklist lists the points to look for, and the quote page is where you book the visit that produces a price for your own roof.

Surveys and cleaning

Paying for a look, and for a clean

A standalone roof survey averages around £300 on MyJobQuote's survey page (October 2026), and a drone survey runs £200 to £350. Those are market figures for an independent report, which is a different product from the look at the roof that comes before our quote. A written report is worth buying when a mortgage lender, a buyer or an insurer wants evidence of the roof's condition and nobody has yet climbed up.

What about moss and black streaks?

MyJobQuote's guide to cleaning a roof gives an average around £475 for a semi-detached house. Marley does not recommend jet washing tiles, since the force can strip the surface and drive water under the laps, so treat the figure as a market marker and nothing more. Our roof cleaning and moss removal page describes gentler approaches, and what a clean can and cannot fix.
