The short answer
No. A flat roof suits many extensions, garages, porches and dormer cheeks, where a pitched roof would not fit or would eat into headroom. In return you accept a shorter working life than slate or tile and a closer watch on drainage. Published lives run from 10 to 20 years for torch-on felt up to 30 to 50 years for EPDM, so the covering matters.
Flat roofs carry a poor reputation because of badly built ones. Given a proper fall and a little attention, they do a good job in the right place.
Where a flat roof is the right call
A pitched roof needs height, and plenty of houses cannot spare it. A single-storey kitchen extension tucked under a first-floor window, a garage beside the house, a porch, a bay or the cheeks of a dormer leave no room for a ridge and two slopes. A flat roof closes those gaps with one neat surface and keeps the window above clear of tiles.
Does a flat roof save money on a small span?
It often does, because there are fewer timbers, no ridge line and no rows of tiles to hang. The saving only survives if the roof is built properly. Skimp on the deck, the insulation or the edge details and the money you kept comes straight back out as repairs.
There is a practical side as well. A flat roof is easy to reach for a look and a clear-out, which suits owners who would rather check a roof from a short ladder than pay for a tower. Our guide to dormer and extension flat roofs covers the build-ups that suit those spots, including what goes wrong at the junctions with walls and windows.
What the published lifespans say
Flat roofs do wear out sooner than slate. CORC, the roofing contractors' confederation, says well maintained slate can last 100+ years. The flat coverings sit well below that, and the published figures do not always agree with each other.
How long do the common coverings last?
Less puts torch-on felt at 10 to 20 years. It notes that careful laying decides which end a felt roof lands at, and a poor job may fail before year 10. For GRP, the glass-reinforced plastic often called fibreglass, it gives 25 to 40 years. For EPDM, the synthetic rubber sheet, GreenSpec states an expected service life of 20 to 30 years, whereas Less says 30 to 50 years. Both are named here because they differ, and neither is a promise.
A paper warranty and a working lifespan are not the same measure. Within each range, the spread comes down to the quality of the install, the falls underneath and whether anyone ever clears the outlets. Our answers on how long a flat roof lasts and EPDM roof lifespan go through each covering in turn.
Where flat roofs go wrong
Almost every flat roof failure traces back to water that stays put. A pitched roof throws rain off by gravity alone. A flat one depends on a gentle slope, called the fall, formed in the deck or the insulation so that water finds an outlet instead of resting on the surface.
What slope does the code expect?
BS 6229:2025 is the standard for membrane flat roofs, and it keeps 1:80 as the minimum finished fall across the main roof area and any internal gutters. IKO, a membrane maker, advises designing for 1:40, so that the roof still reaches 1:80 once it has settled and been laid. Our answer on the fall a flat roof needs sets that out in more detail.
Ponding, blocked outlets, weak seams and rough finishing at the edges and the wall junctions cause most of the rest. None of them is a secret of the trade. They are the first points a survey checks, and a roof built by someone who reads them properly behaves very differently from one that was rushed on a Friday afternoon.
How to judge a flat roof before you commit
Suppose you are weighing a flat roof for a new extension, or deciding whether to replace a tired one. Ask which covering is proposed, what falls it will have and which route the rainwater takes off the roof. A roofer who cannot answer those three plainly has not looked hard enough, and a price given without a look at the deck is a guess.
What might a replacement flat roof cost?
MyJobQuote gives a typical UK range of £1,500 to £6,000 for flat roof construction, with an average of £2,400 (MyJobQuote, Oct 2026). Roof area, access, the choice of covering and the amount of deck that needs renewing all push a price up or down inside that spread.
If you already own a flat roof and wonder whether it has had its day, the signs are laid out in our post on when to repair or replace an ageing flat roof. The wider service is on the flat roofing page. For your own roof, we start with a survey, share pictures of what turns up, and end with a single written total.
More on flat roof choices
Do flat roofs leak more than pitched roofs?
Not by nature. A flat roof gets less help from gravity, so a weak seam, a low spot or a blocked outlet turns into a leak sooner. A well laid roof with clear drainage can stay dry for many years. The difference lies in how it was built and whether anyone looks at it once or twice a year.
Can a tired flat roof be patched rather than replaced?
Sometimes. One split or a failed joint, with sound roof all around it, is a fair case for repair. A roof with wet insulation, widespread ponding or a history of patches usually is not. After a survey we can tell you which camp your roof falls into, and give the reasons.
