Flat roof moss

How Do You Remove Moss From a Flat Roof?

The short answer

Take moss off a flat roof by hand, using a soft broom and then a plastic scraper held flat along the laps and seams, never prised under them. Clear the outlets, treat the surface and look for the standing water that let the moss settle. Here the waterproof skin is the covering, so a scratch or a lifted seam does more harm than moss.

A flat roof has no tiles to hide behind. The membrane does all the weatherproofing, so cleaning means treating it gently and then fixing whatever grew the moss.

Why moss settles on a flat roof

Moss needs damp, shade and something to grip. A flat roof can offer all three: a corner beneath an overhanging tree, a film of grit and leaf mould, and water that lingers after a shower. Where the surface drains well, moss struggles. Where a puddle sits for days, a green patch appears.

Does standing water matter that much?

It does. BS 6229:2025 keeps a minimum finished fall of 1:80 on these roofs. A fall is simply the gentle slope that sends water towards the outlet, and 1:80 means one unit of drop for every eighty along the roof. A roof laid flatter than that, or one that has sagged with age, ponds, and ponds grow moss.

So the first job is to read the pattern. Moss in a neat band along one edge points to shade or a blocked gutter. A patch in the middle points to a dip in the deck. Green taken off without that reading comes straight back, and you have paid for a tidy roof that turns green again by next spring.

Plan for a close look at the whole surface before any brush touches it. We photograph the patches and the drainage, and you see those pictures before a price is written.

Membrane-safe ways to take moss off

Flat roofs are covered in one of three ways. EPDM is synthetic rubber supplied as a single large sheet. GRP is a fibreglass and resin shell. Torch-on felt is bitumen layers welded down with a gas torch. Each can be marked by the wrong tool.

What touches the surface?

A soft-bristle broom lifts the bulk of the growth once it has been wetted. A plastic scraper deals with a stubborn patch, held flat and drawn along a seam. A metal blade, a wire brush or a hard jet of water can nick the skin, score the gel coat on GRP, or drive water under a lap, the overlap where one sheet meets the next.

Less puts torch-on felt at 10 to 20 years, EPDM at 30 to 50 years and GRP at 25 to 40 years (Less, Oct 2026). Any scratch cuts into those lifespans. Boards go down wherever the covering needs protecting from boots, the moss goes into bags as it comes off and travels away with the other waste, so none is washed into the drains.

Outlets, gutters and edge trims

An outlet is where the roof drains into a downpipe or hopper. Moss, grit and leaf litter gather there first, and a blocked outlet is the quickest way to turn a damp roof into a leaking one.

What gets checked while the roof is clear?

Once the surface is brushed we clear every outlet and fit a leaf guard where the trees justify one. We then run water across the roof to watch where it heads and whether it finds the drain. After that comes the edge: the trims, which are the metal or plastic strips finishing the roof round its perimeter, and the upstands, the spots where the covering is carried up a wall or kerb. Cracked sealant, lifted corners and open laps are all easy entry points for water once the moss is gone.

When the outlet itself is the trouble, our answer on a blocked flat roof outlet explains the fault, and moss in gutters covers the run along the edge.

If the water still lingers after the outlets are clear, the roof has a dip, and that is a build question rather than a cleaning one.

Treating the surface and keeping moss away

Scraping removes the growth but leaves spores and roots in the surface, so a biocide treatment goes on afterwards. Under article 17(5) of the retained Biocidal Products Regulation, a product may be used only as its authorisation allows, and HSE's line is that professional-only products stay with professionals. That is why a garden-centre bottle and a trade product are not interchangeable.

Will the moss come back?

Sometimes, and the reason decides what happens next. If shade and fallen leaves are the cause, regular brushing keeps it in check. If a dip holds water, the cure sits in the roof's build instead: a patch repair, a tapered insulation layer that creates a fall, or in time a new covering. Our guide to hand-scraping roof moss covers the method, and the roof cleaning and moss removal page shows how we work.

Send a photo of the green patch. A survey follows, and the one written total you receive covers whatever the roof needs, whether that is a clean, an outlet fix or both. Until then nothing is committed.

Flat roof moss, answered further

Can I clear flat roof moss myself?

Light moss on a low, safe roof can be brushed off from a stable position with a soft broom. Stay off any roof you cannot reach safely, avoid hard jets and metal tools, and keep the surface dry underfoot. Leave trade-only treatments alone, as HSE advises the public against them.

Does moss mean my flat roof is leaking?

Not by itself. Moss shows that damp is lingering on the surface, which often points to ponding or a blocked outlet. A leak is a separate fault, found by checking laps, upstands and trims for splits. The survey looks for both, and the photographs make each one easy to see.
