Roof grants

Can I Get a Government Grant for a New Roof?

The short answer

No. There is no national government grant for a new roof, and none for a roof repair either. A few schemes pay towards insulation, heating or home adaptations, and each has its own eligibility rules. They are worth checking on GOV.UK, but none is a fund for stripping and re-covering a worn roof.

Grant adverts often blur the line between insulation help and roof replacement. Here is where that line sits, scheme by scheme, and what to do when no grant applies.

What the main schemes are for

Three schemes come up when people search for roof money. None pays for a new covering simply because the old one is worn out.

What does ECO4 cover?

The Energy Company Obligation, known as ECO4, is overseen by Ofgem, which says it will run until 31 December 2026. It is an energy-efficiency scheme, and its eligibility rules are set by the scheme itself. The body to ask about what it will fund at your address is the scheme, not a roofer.

What is Warm Homes: Local Grant?

This one is aimed at insulation. GOV.UK sets the usual income ceiling for a household at £36,000 a year. The grant helps keep heat in, which is a different job from replacing slates, tiles or a flat-roof membrane.

Has the insulation scheme closed?

Yes. The Great British Insulation Scheme (GBIS) is over, and GOV.UK gives 31 March 2026 as the final date for completed installations. An advert still offering GBIS is out of date.

The wider Warm Homes Plan carries a headline budget of £15 billion on GOV.UK. That is money for energy upgrades across the country, not a pot a homeowner can claim against for a leaking roof. Details of the local grant are on the GOV.UK Warm Homes: Local Grant page.

Is there a grant to repair a roof?

For an everyday repair, whether a lifted tile, a split ridge or a failed valley, there is no national grant. The cost falls on the owner, or on the landlord if the home is rented.

What about the Disabled Facilities Grant?

This grant pays for adaptations that let a disabled person live safely at home, and GOV.UK gives the amount as up to £30,000 in England. Think ramps, stairlifts and wet rooms. A roof is not an adaptation in its own right, although a funded project such as an extension can involve roof work around it. Your council's housing team decides, so ask them before anything starts. The GOV.UK page on what you get sets out the grant.

What if I rent?

A leaking roof in a rented home is usually the landlord's to deal with, and a written repair request is the place to start. Citizens Advice runs a consumer helpline on 0808 223 1133 if a dispute is going nowhere.

Storm damage is a different story, because a home insurance policy is a likelier source of help than any grant. Our guide to a roof insurance claim explains the order to do things in.

Spotting a grant offer that does not add up

Cold callers and online adverts sometimes promise a free roof through a government scheme. A genuine scheme has a page on GOV.UK or Ofgem, so start your checking there.

How can I check an offer is real?

Look the scheme name up on GOV.UK. If no page exists, or the page says the scheme has closed, you have your answer. Read the eligibility section before you hand anyone your income, benefit or address details.

Should I pay anything to apply?

Be wary of anyone who asks for a deposit to secure a grant. Official applications go through the scheme, and the scheme decides who qualifies. A roofer cannot promise that you will.

Our guide to spotting a dodgy roofer covers the other warning signs, from pressure to start today to a quote with no address on it.

If a scheme does pay for insulation in your loft, have the roof checked first. Insulation laid over a slow leak hides the damp until the timbers have suffered, and it is far easier to cure the leak while the loft is still open.

Back on the homepage you will find the other things we cover, from repairs to full re-roofs.

Paying for a roof when no grant applies

With no grant to lean on, the sensible route is to match the work to the fault and plan the money around it.

Does VAT help?

Not for this kind of work. GOV.UK gives 20% as the standard rate, which is what applies to a repair or re-cover on an existing house, so check whether a quote includes it. Our answer on VAT on roofing work goes through it.

Is a repair cheaper than a new roof?

Usually, yes. MyJobQuote gives the average roof repair at around £650 as a typical UK price, against around £5,250 for a new roof (both Oct 2026). HomeBuilding puts a plain concrete-tile roof on a typical semi at £10,000 to £15,000 (Sep 2025). The two guides differ widely, and what applies to your house depends on the roof.

That gap is why the order matters. Pictures of your own roof tell you if patching it still makes sense, and only then does a total mean much. Where the covering is spent, see roof replacement.

You can ask us to look at a roof before you decide anything, and the written price follows the survey.

More on roof grants

Can I get a grant to repair my roof in the UK?

Not a national one. Roof repairs are paid for by the owner or, in a rented home, usually the landlord. Warm Homes: Local Grant covers insulation and the Disabled Facilities Grant covers adaptations. Check GOV.UK for what your household qualifies for, and treat any caller promising a free roof with caution.

Is ECO4 still available?

Ofgem says ECO4 will run until 31 December 2026, so it remains open as this page is written, subject to its own eligibility rules. It is an energy-efficiency scheme, so ask the scheme what it will fund at your address before assuming any roof work is included in an offer.
