How Much Do Roof Repairs Cost in the UK?

Published UK guides put an average roof repair at around £650, with tiles, ridges and valleys either side of it. Here is what the figures mean and what moves a price up or down.

9 min read

Roof repair prices cover a wide spread because the jobs do. Refixing three slipped tiles from a ladder is a short visit. Renewing a valley gutter, re-bedding a ridge or tracing a leak through a chimney flashing is a different day's work, and a repair that needs a scaffold tower changes the total again. Anyone who quotes a price over the phone without seeing the roof is guessing.

This guide gives the typical UK figures from the cost guides we use, names each source and its month, and explains what pushes a single repair above or below them. It also covers the cost of emergency call-outs, what a quote should include, and when a repair is better value than a bigger job. These are national figures for orientation, not our prices and not a Taunton price list. Our own quote follows a survey. The guide sits under our emergency and general roof repairs service for Taunton and Somerset.

What published guides say a repair costs

MyJobQuote, a UK cost guide, says the average roof repair cost is around £650 in 2026 (page dated October 2026). That is a middle figure over many kinds of job, so a single repair on your roof can land well above or below it. It is a typical UK range to orient you, not an estimate for any particular house.

Why is the tile figure so low next to the average?

Because small jobs pull in different directions from large ones. MyJobQuote puts the average for replacing around five tiles at about £215, and the same guide splits larger batches into bands: 10 to 20 tiles at £200 to £275. Those bands stay low because the roofer is already on site, the access is set up once and the extra tiles add little time. The same guide gives £3,000 to £8,000 for a full re-tile of an 80m² roof. The overall repair average sits between those ends, and tells you more about the spread than about what your own roof needs. Our page on dry ridge costs looks at one repair in detail.

What decides the price of your repair

Five things move a repair price more than anything else, and none can be judged from a stain on a ceiling or a photograph taken at the kerb.

Access. A ground-floor extension roof reached from a ladder is cheaper to work on than a three-storey terrace needing a scaffold. HomeBuilding allows roughly £1,000 for scaffolding a three-bed semi with permits rolled in (Sep 2025), while MyJobQuote gives £550 to £750 for a week's hire across the front elevation (Oct 2026). Those suit larger jobs, and a small repair may only need a tower or a roof ladder.

Area and covering. A dozen natural slates on a steep slope take longer and cost more per piece than the same number of concrete tiles on a gentle one. Matching old slate or clay can mean salvage or special order.

What lies underneath. A slipped tile may sit on sound battens or on rotten ones. A leak that has run for a winter can leave soft timber that needs replacing, and nobody sees that until the covering is lifted.

Where the leak is. Lead flashing, valleys and chimney work take more time than open-slope repairs. Chimney leadwork is quoted by MyJobQuote at £150 to £250 for a patch and £350 to £920 for the whole job, scaffold dependent.

Does a bigger roof always mean a bigger bill?

Not always. A small repair high on a tall gable can cost more than a large job at ground level, because access and time decide the price. That is why the survey comes first.

Emergency call-outs and storm repairs

An emergency roofer's visit is priced differently from a booked repair, and the guides reflect that, because the aim is to stop the water, often with temporary cover, before anything permanent is planned. MyJobQuote says call-out charges typically range from £150 to £300, and storm repairs are priced at £1,200 or more (Oct 2026), the gap reflecting how much has to be put right. Storm work often involves more than one fault, such as a run of lifted tiles, a damaged ridge and a bent flashing, and that is the reason the upper figure is higher.

Stopping the water comes first. A temporary covering keeps the weather out and buys time to plan the proper repair without paying for work done in a panic. Our page on temporary roof repairs sets out what that involves.

Are emergency repairs covered by the 14-day cancellation right?

Not for a visit you have requested yourself to deal with urgent repairs, because regulation 28(1)(e) of the 2013 consumer contracts regulations takes that case out of the cancellation right. A larger, planned job that you agree to at home after a survey is different, and the 14-day right can cover that contract. For help with a dispute, the Citizens Advice consumer helpline is 0808 223 1133.

Where a storm did the damage, the insurer needs to hear before you spend, and photographs and receipts should be kept. Our answer on home insurance and a leaking roof explains the steps.

How much should I pay for roof repairs?

There is no right figure without a survey, and any roofer who gives one blind has not looked at your roof. Asking what a figure rests on is the quickest test of whether it is real. What you can do is judge whether a quote is fair against the work it describes. That means reading what it names: the exact repair, the tile count or length of lead, the access, whether the total covers scaffold and VAT, and where the waste goes.

The standard VAT rate is 20% when work is done to an existing home, repairs and re-roofing included (GOV.UK), so ask whether your figure already carries it. Ask about scaffold in the same breath, and who sorts any highway licence between the roofer and the scaffolder.

Should you get more than one quote?

Citizens Advice suggests collecting written quotes from three traders at least before choosing one. That is sound advice for a larger job. For a small make-safe in the middle of a storm it may not be practical, and the sensible approach is to have the emergency work done on a clear scope and get quotes for the permanent repair at leisure.

A repair is the sounder spend where the damage stays in one spot and the covering around it has years left in it, which the survey photographs let you judge for yourself. If battens are soft across a whole slope or slates are slipping in many places, the repair bills start to add up to a larger share of a new roof. HomeBuilding gives £10,000 to £15,000 for a 65m² three-bed semi finished in plain concrete tiles (Sep 2025), and MyJobQuote gives an average of around £5,250 for a new roof (Oct 2026). Those two guides differ widely. A survey tells you which side of the line your roof is on.

What a Taunton job adds to the picture

We do not publish a Taunton price list, and the cost guides above are national. What we can say is what shapes a price in and around the town. Terraced streets with narrow frontages can put the scaffold on or over the pavement, which obstructs the highway and needs a licence under section 169 of the Highways Act 1980. In Somerset Council's area the page on scaffold licences says they go only to accredited contractors, applied for by the appointed contractor, at £124.60 per 28-day period (Somerset Council, April 2026), with at least 10 working days' notice asked for.

Owners over the border deal with another authority. Around Tiverton and Cullompton it is Devon County Council, which asks scaffolding firms to apply for their customers and charges £158 a licence.

Does a rural or hill-village address cost more?

It can, because of distance and access, such as narrow lanes, long drives and steep ground. Travel and set-up are folded into the one total price in writing. A home in a conservation area or a listed building may add consent steps, which can change how long a job takes. Our guide on emergency repairs on a listed building covers that route.

The best way to learn what your own repair will cost is to let us look at it, share what we find in pictures, and send the total in writing.

What a written quote should include

A written quote for a roof repair should be one total price for a clearly described piece of work. It should name the roof or the slope, say what is being done and what is being used, and say if scaffolding and VAT form part of the figure. It should also say how long the quote stays open and what happens if the survey finds something worse once the covering is off.

What should happen if the job turns out bigger?

A good roofer tells you before carrying on, shows you a photograph and agrees the change in writing, with the revised total, before another tile is touched. Extras that appear only on the final bill cause arguments, so ask how the firm handles the situation before you sign.

Look at the contract terms too. If you agree work at home after a survey, the 14-day cancellation period runs from the day after the contract is made, and a trader who does not give you the cancellation information extends the period by up to 12 months. If something goes wrong, section 49 of the Consumer Rights Act 2015 says the trader must use reasonable care and skill on the service.

Ask who will be on site, what the plan is for each day, where materials will be stored and where the waste goes. Ask too how the firm will protect the garden, the drive and the rooms below the work. Knowing whom to ring first helps too, because the wrong first call costs a day. That is the order we work in, so the one price you receive describes what we actually saw.

Repair cost queries

How much should I pay for roof repairs?

Per MyJobQuote the average repair is around £650 (Oct 2026), with five tiles at £150 to £200 and ridge tiles at £225 to £550. Those are typical UK figures. Your own figure depends on access, area, covering and what the survey finds, so treat them as a starting point.

How much do roof repairs cost in Taunton?

National cost guides are the only published figures we use, and a Taunton job follows the same drivers: access, scaffold, covering and hidden damage. A Somerset Council scaffold licence adds £124.60 per 28-day period where one is needed. A survey fixes the actual price.

Is it cheaper to repair a roof than replace it?

Usually, for local damage on sound battens and covering, since the repair deals with the fault and leaves the rest of the roof working. When slipping or soft timber spreads across a slope, repeated repairs can cost more over time than re-covering. MyJobQuote gives £3,000 to £8,000 for a full 80m² re-tile, so the survey photos help you weigh it.
